They are preying on the drug addict kids who inherit the minerals, so they can get more cash up front to buy drugs. Extremely common, but very rarely do people sell because they know that the person calling them has no incentive but to make profit off them.

Where are your minerals? I can verify this as a res engr in Haynesville, or was one.
You should see how shite end E&P's got in 2008 Haynesville. They were giving out $20,000 per acre bonuses and like 22% royalty. Those wells back then 2008-2012 only made like 1 to 2 Bcf. It was atrocious economics. These days they give out $2,500 an acre and 21% royalty, and the wells in heart make 10 Bcf. Fracking advancements have 5x'd Haynesville wells production in 10 years. Operators figured out that you shove as much sand and water in there as you possibly can.

what kind of normalized EUR are they making in the Haynesville? and is it all dry gas?
