Price per acre depends on what kind of land it is and were it is. Looking for at least 60-70 acres, 75-100 is ideal. 4K-5K an acre is about most I would spend.

what's the point?

what are you going to do with it?

If you have kids they have to go to private school so factor that.

That's a given anywhere in LA.

Covington by far has a better downtown area than Hammond

How so? Less bars, not as nice park areas, not as many restaurants, no museum, no extremely nice theater, no real arts center.

Compared to what Amite? It's not bad but don't get carried away.

He's not getting carried away. It is great. Several nice restaurants and bars all within walking distance. Minimal trash. I wish Baton Rouge had something like a Hammond downtown.

Compared to any school in the parish. Amite, Independence, kentwood......
Loranger and Ponchatoula had the best test scores in the parish but Loranger is far smaller with less "crime" in the area/school.
I agree with you about Washington Parish but I'm not sure what point your trying to make referencing Tangipahoa to Washington.
If your against all public schools, then fine. There's a few private schools around. Majority are Catholic and located in Hammond/Ponchatoula, not feasible for alot of folks that live in other parts of pariah.

I haven't checked in a whole but Tangi used to have low tax rates outside the city limits. I would also look at South Mississippi as well.

Tons of ex-Confederates & outlaws following the Civil War. Blood feuds running for generations. They settled their differences with bullets and rope. They don't cotton to government regulation or outside interference to this day.

I'm prejudiced, but I'll give my .02 anyway. Hammond proper s u c k s. The turnarounds, the traffic, the very large population of "poors", the public schools...and I can keep going. Trafton and Holy Ghost are you only two viable options for elem education and St. Thomas for high school. I've moved from there 4 times, every time I moved back was due to the lower property values(what seemed like good deals). I won't move back....period. I still have family there and absolutely despise going there. Side note: If your kids are going to be doing any rec sports, opt for the Ponchy system over the Hammond system.

What the hell is Hammond proper?
And I assume you mean the roundabouts not the turnarounds. Which allow for much more efficient and fluid traffic flow.

And low housing market? I guess you have not tried to purchase a house anywhere near SELU or downtown. I also assume you are not awake of the Hammond magnet schools, IB programs, etc.

Hammond has been on the rise since Mayson foster took office, and so far has continued with Pete Panepinto at the helm.

The turnarounds,

Are you referring to roundabouts??
You do realize that roundabouts are the best way to curtail traffic and have been proven successful across the country, right? I'm guessing that's what a redneck would call a "turnaround". Wtf are you referring to? Read a little before making dumb comments.
