St Tammany Posters... What is the status of the proposed Walmart on Brewster?

Drove that way this weekend but didn't see any action. Does this project still have the green light?

The property was zoned for this for a long time. It's only after Walmart planned to build something that people became concerned.

Walmart there got shot down a while ago. Once road construction is completed between hospital and I-12 it probably will get revisited.
No way Tyler could have handled the traffic from downtown Covington. Even after construction it will be barely able to handle the current traffic. Tyler from Boston to Hospital will still be one lane in each direction.
I always thought the more logical area for a new Walmart would be 190 near Covington High but then they built the Walmart Neighbor Market near the Bogue Falaya. Never made any sense to me put that there with Super Walmart 2 miles down the road. I guess they hated Rouses not having any competition right there. 2 more red light had to go up because of that stupid Walmart Market location.

The proposed area on Brewster isn't structured to handle a snowball stand, much less a Walmart.

what are they about to build on 190 in front of the superwalmart store? have the square fenced off.

Not sure, but it's safe to assume is will be either a cheap restaurant or furniture store.

Nah man... the way I remember it is it was originally residential then it was changed to commercial about a year before the Walmart project was proposed.
I looked at buying some residential property near there 3 years ago and it was zoned commercial then. That was one of the main reasons I din't buy the property.
Any time a seller says, "Oh, that will never happen", run away.

Exactly.
My house would have almost backed up to it, IIRC.
Those residents will eventually lose this battle.

The last I heard of it they had in fact lost the battle. I assumed the only thing keeping it from being built was the recent reduction in stores by Walmart.

Probably so. It will happen at some point.
I'm glad I didn't buy those lots. I really liked the location, but it was just too close to commercial.
Lights, noise, traffic; it is gonna suck.

quote:You have that backwards. The owner is/was trying to get the 10 acre portion changed TO highway commercial to match the other 27 acres.
originally zoned for highway commercial
quote:
The request to rezone the land from Community Based Facilities District (CB-1) to Highway Commercial District (HC-3) was sought by Jeremy Goux, who owns 37 acres at the location.
Now - this is the part I was talking about (below). I think in 2009 is when the parish changed it from residential to the HC-3 (although I'm not positive or am a zoning guru). So IMO, the owner of the land got the parish to agree to zone it the way he wanted because he had the Walmart project in his back pocket already but they fricked up the execution of it and mislabeled 10 acres of the 37.
quote:
When St. Tammany government did a rezoning of all property in the unincorporated areas of the parish in 2009, it intended to zone as HC-3 all 37 acres, officials have said. While the legal description refers to the 37 acres as HC-3, the parish's official zoning map labeled 27 acres as HC-3 and erroneously labeled 10 acres as CB-1, a less intense classification that allows such things as golf courses, churches and clubs and lodges.

Yes the last I heard the appeals court found in favor of the property owner (pro-Walmart) but that was some time ago and not sure why nothing has happened since.
