Still probably more valuable with the trees than without. No one suggested they are the end all, be all, but they're important and certainly not insignificant like you and others have suggested.

Exactly.

This is what I mean by deliberate obtuseness. The presence of large old oaks isn't going to make a drug den a $1MM house. It is going to make a nice house in a nice neighborhood that has mature oak trees more desirable than a similarly nice house in a similarly nice neighborhood that doesn't have mature trees or has a lot of small crappy ones. No one is saying that difference in desirability is $100,000 or anything, but it is there.

Some of y'all must either not have houses or not have a wife. Women especially go ga-ga over a house with a big old oak in the front.

I never said such a thing. I am saying the dont add value. They add curb appeal. value and curb appeal are not the same thing. Geez

I just don't see how you can separate the two. I mean we can argue semantics with respect to appraisals, but what someone will actually PAY for your home, i.e. its actual value, is affected by old oak trees.

I already posted a picture of Oak Alley Plantation. Your logic suggests cutting down the oaks would have no tangible effect on the value of that property. I don't see how you can say that with a straight face. Even if that is the ONLY exception, which it certainly isn't, then your logic is wrong.

Funny how your logic only applies to grand old homes with beautiful oak trees and not a run down shanty with an oak tree in the yard. Once again, curb appeal and value are not the same thing. Show my on an appraisal where you can make an adjustment for stately oaks and I will shut up. Thats not arguing semantics its simply a fact. Have a great weekend

someone has already informed you how comps work in regards to the entire neighborhood

its the same as if you have 2 identical neighborhoods but one all the yards are nicely maintained and look nice and the other all the yards look like shite

guess which neighborhood property values are going to be higher?

this isn't hard to figure out and I honestly can't believe I'm having this debate

If you have 2 lots in Landmark exactly the same size, 1 has an oak and 1 has a pecan. The one with the oak is not going to be priced higher than the one with the pecan. Curb appeal is not the same as value. Call me whatever you like.

The point still stands that mature trees add to the value of a neighborhood.

You can deny it all you want, but that is just a fact.
