Another thought, is it was priced perfect and he got full value and didn't lose money making extra interest, insurance, property tax, and utility payments by sitting on the market.

I guess maybe you needed to watch every penny, but I don't want the hassle of having to deal with arse clowns during showings, and people wasting my time with calls. Sorry it was worth the 2.5% (not 6%) to have someone else do it.

Edit: also I got the highest value / SF for a sale in my neighborhood, and it went under contract in 3 days. Realtor justified the comps, and we closed at that value. So yeah that 2.5% sorta makes up for all that.
