Give me 4 250k cookie cutters over one 1M dollar property everyday. I’ll spend less money, do less work, sell 4 cookie cutters faster than million dollar listing, and deal with a much nicer reasonable happier human being 99% of the time. And Your property is an estate? Awesome. Never a shred of drama and emotion going into that business transaction.

Maybe, but as mentioned by others, potential clients aren't usually turned on by discount realtors. The expenses for the seller are also much higher on a property of that value (taxes, potential interest on outstanding loan, maintenance, etc), so getting it sold quickly at a 6% commission could be a cheaper route than a discount fee and extra 6 months.

Does the property have a mortgage on it or any moneys owed? (Taxes, insurance....)
If so, the sooner sold, the better.

If you can sell at leisure, take your time and search the local newspaper and see where the $$$ big sales were made. Then find out who the realtors are who closed on the sales in your predicted price range.

People selling double wides probably do a good job, but they aren't going to have the clientel who can afford your property.

Worse thing you can do ...sign a contract with someone who doesn't know the area.
