For the real estate pros out there —

What’s your opinion on real estate prices going forward with the cost of lumber through the roof? I have a 1600 sq ft home on one acre in a rural, undeveloped area of Ascension Parish north of St. Amant. Am I about to see the market value of my home skyrocket due to many opting to buy instead of build? I bought for $237,000 in 2016 and a real estate agent called me out of the blue today to see if I was interested in selling. He said he could get me $280,000 for my home if I were to sell it today. That seems high but it got me thinking about the affects on market value due to the high as giraffe pussy cost of lumber/building.

Then you would have to buy a house in this market so no thanks. Not near enough of a payoff.

Oh no, I’m not looking to move at all. Just was curious as to if this is becoming the norm or not. $280,000 for my house seems outrageous to me.

Dont let your agent tell you what they can get

Tell the agent how much you want. If they can get that number then you’ll sell. If they can’t get you what you want then tell them to gtfo

I was replying to your agent there. Selling a house at an inflated price is nice if you have somewhere to live. If you have to turn around and buy something at an inflated price it does no good for you to sell.

Weird. Our real estate agent friend called us over the weekend asking if we wanted to sell because she had a client looking for a house in our subdivision and that our house checked all of his boxes.

I was interested, but then I looked at available houses in our current school district and quickly lost interest.

They will be hot for the foreseeable future. Migration is unprecedented in recent history. Materials, especially lumber are outrageous. Interest rates are at or near historic lows.

Maybe he's got a desperate buyer client. Tell him if he has a buyer, you'll sell FSBO for $300k and pay him the 2.5% buyer's agent commission.

If your price increased 2%/year you'd be at $260k so when you take out any realtor fees and any money you've put into the property you really wouldn't be making anything, maybe a couple thousand bucks.

I could sell my house now for close 100k more than we paid but then it would have to do exactly what the person buying my house did which is overpay.
