You can list a $20k 1972 single wide trailer for $1.1Million if you want. However, when the appraisal is done the lenders will only lend based on that value no matter what you agreed to without buyer coming out out of pocket to make up the difference. Which average buyer can't/won't as they'd be instantly upside down.

Just food for thought, I know several people that took the quick increase of value and sold. They have all told me the best house on the market for them, was the one they were in and sold. They have either had to settle or build new (and headache renting + storage for 9mo-year). The ones that are building are also having to settle on less than top quality contractors, material, and schedules.

The above is the exact reason you are seeing the 20k increase. If you dont have a contract to move into, you are going to find yourself in a bad situation.

Paying full msrket value or more for a house across the street from widespread flooding is a bad idea as any informed nvestor should know !

All other thjngs being equal:
The timing is bad for you to sell and you should stay with what you have and keep your homeowners and flood jnsurance current

Everybody keeps saying "cultcha" is moving in to the Shenadoah / Woodland Ridge/ Jones Creek area, but I don't see it, and the crime stats are not bad...whete is,all this bad shite actually happening? Is this just speculation?

What you gain in terms of equity on your way out the door from the title company at closing from increased value due to market conditions and demand for housing inventory you're going to give right back in terms of the strain on supply of quality contractors and subs.

There is so much construction work on line and in the the pipeline that the cost of playing poker in that department has gone up. You will pay a higher premium to your builder and he will have more pressure from increased working opportunities for his subs underneath him.

You don't see that part of it but look at how much new housing starts are going for per square foot and then compare that to pre flood. Do the math and any equity gained will be given right back when you close on your new property.

Unless you're investing in a Reno/Reconstruction that's been flooded you aren't going to walk away with that equity built into your new home or in your pocket.

We were in that area during the flood. Our house stayed like 8 or 9 feet above the flood line. It was already on the market for a few months prior the flood. We got an acceptable offer shortly thereafter.

Flooding should be the least of your concerns, water leaves culcha don't. That being said, please don't come to LP, we have enough of y'all.

The culcha creep into Shenandoah is not speculation. I live on a street in the back filing that connects to East General Forrest Ave., I am now surrounded on both sides with culcha. The yard and exterior maintenance of both houses of culcha have decreased significantly. While I understand the "broken windows theory," I would have expected the opposite to occur when one moves into a neighborhood with an increased level of pride in homes. It amazes me that in one week, both the garbage and recycling cans of said houses of culcha were placed in the street next to the curb instead of on the driveway. Little things lead to big problems. There is a noticeable increase in Donks on the streets as well as yutes of culcha sidewalking. The other comment about zero down is surprising but may explain the influx of culcha. The new 425 lot Lakes at Jones Creek just north of the Coursey intersection will choke the just completed Jones Creek Road expansion. Growth is great, controlled growth is better.

I read about that. I still can't visualize where there is that much vacant land around there.
