Avondale is probably getting close to being predominantly white, if it isn't already.
It goes 0 to 3/5 real quick.

Just moved to Crestwood. Driving around you would think you were in parts of Homewood. Love being so close to everything.

I am glad to see Birmingham make some sort of comeback. I grew up in Center Point/Trussville area and in the 90's it was a great place to live. Now Center Point has turned into a ghetto. Most white people keep moving further out into the burbs. That is why you see cities like Springville, Moody, Alabaster, Pelham, Calera, Helena growing more.

I drove by Legion Field a few months ago and it looked similar to an African village. No way that shite is making a comeback.

My brother and his wife just moved to Homewood. Nice little area and some very cool neighborhoods with older but renovated houses

Real estate speculation is a long-term game. If Birmingham continues to grow, it's really the only place for it to happen, unless developers do dense/high capacity buildings, which I don't really see happening.

I'm surprised there are that many whites to be honest. Southside is putting in some work.

I'm sure I'm not your eskimo brother. Surely that's impossible. Right?
You've probably banged my SIL in a group home though. The wife left in the early 90s.

LBJ ruined America’s cities. Thanks to gentrification it is slowly coming back in many areas. A vibrant downtown is good for everyone.

What years were you in Ensley? I was born in 1975 and moved out of there around 1980 or 1981. Who knows, we may have been childhood friends. I lived on Ave K diagonally from Bush middle school.

I'm not from Bham, I just spent a lot of time down there the past cpl years until recently.

The proximity to Uptown and the (potential) new stadium makes that some prime real estate.
I think the biggest growth over the next few decades will occur north and northwest of Birmingham proper, especially if they build that loop.
Really tempted to buy some lots or shite-shacks on 31N at the edge of town.
I think Fountain Heights is the next Avondale. I've been looking into getting a rental property over there.

They actually are around Regions Park. There is a lot of out of state money coming into Bham real estate. Some Denver company has bought a couple properties and are going to turn them into mixed use.
I'll see if I can find the article on Birmingham Business Journal.
quote:
Residential Ventures made several local property purchases in 2018 along First Avenue North ahead of a future development of some sort, as we recently reported. A representative with the company told the BBJ it is still exploring options for the 1130 2nd Ave. S. property recently purchased and is not ready to make an announcement at this time.
The seller in the deal was Sherman Industries LLC, which has a concrete products facility on the property that is bordered on its western edge by Interstate 65. Representatives of Sherman Industries were not immediately available to comment about the deal and future plans for the site.
Although plans aren’t yet clear for the Parkside property, it’s significant because it sits directly adjacent to The Denham Building project and close to several other transformative active plans in the district.
The blocks west of Railroad Park and Regions Field have been increasingly active in the last year or so. Last week, the first approvals were given for a new large apartment complex to be built on First Avenue South on the block between The Denham Building project and Bakers Row.

Cruising Center Point Parkway was still a thing when I was in high school. I live in Springville and the it's grown so fast here that the roads can't handle the traffic and there's no end in sight for new construction. It's crazy to me how fast Roebuck, Clay and surrounding went down. I guess people said the same about Eastlake 40 years ago.
ETA: I'm 37, so in the course of 20 years that whole area went to absolute shite.
