I purchased a town home in late 2018 on the west side inside the loop.
There are still some gems left but it's generally insanely expensive yes.

I live in Oak Forest/Garden Oaks area. Value has gone up considerably since I purchased my house in 2009...
However the amount of McMansion developments popping up is about to make this area take a nose dive.
Also think the heights is 5-10 years away from the same fate but with Apartment complexes instead of McMansions

Yep. I am in Shady Acres and these dipshit developers are falling all over themselves to throw up apartment blocks on every single corner. It's insanity.

Houston is a special case due to the oil industry cratering right now.
But in your average market.. Dallas, Denver, Atlanta, you shouldn't expect home prices to "drop bigly." They haven't yet and probably won't when the recovery starts.
1. People are working with banks to save their mortgages so a massive wave of foreclosures is very unlikely
2. Not as many sellers, as telecommuting skyrockets and folks would rather stay put
