Yea our attorney wrote the lease and is handling all of that.
I was just curious if the tenant had any chance of finding a way to not leave or what should be done if he refuses to leave.

it sounds like the owner is out of the whole mess. you own the home and agreed to this. if you want to occupy this home or just want them out for whatever reason it matters not.
it is on you to evict. best bet is what you did already sending them a notice of what they signed-to depart June 1.
they could easily pull a covid squatters rights deal.
moral of the story... I would have never bought a home with tenets. it is obvious you want to move in, correct?
