That place is right next to my work. I’ve been too busy but in the next couple of weeks I’m going.

Tricky location for you there, there will be traffic.

I liked living in Montrose best, then Jackson Hill, but I was single then.

What you save in income tax you will spend in higher property taxes plus HOA’s. Uncle Sam will get his money regardless.

So you trade an involuntary tax for a voluntary one and a voluntary HOA fee.

Property tax is solely dependent on where and what you buy. HOA fees are solely dependent on where you buy.

And those property taxes go to roads, schools, etc. I’d love to get an itemized list of things my years of LA income taxes paid for.

I don't know if you can call them voluntary unless you live with your parents. They are baked into your rent too.

I have shite on Houston before, but once you figure out the neighborhoods and learn the spots you realize it's a pretty nice city

Depends on you.. I lived there 20 plus years ago, stayed couple years and couldn't wait to get out!! frick that! People weren't made to live that close together. IMHO

Kids or no kids, what do you like to do? I moved to the Woodlands and don't care for it. My kids are grown. Neighbors were nice until they found out my 32 yo GF was not my Daughter. Now they are not nearly as nice. I go downtown to go out. Getting my house ready to sell to move somewhere else
