Sounds like one of the P90X is the best for you then.
T25 well get your body fat way down and make the muscles you have now pop, but you probably won't build any.

I assume HIIT is stuff like P90X?
What if I just did HIIT and kept the same diet....I just can't see myself preparing 2 meals, one for me and one for the family everyday.

HIIT = high intensity interval training, and yes there is some of it in P90X.
Something that's all HIIT like insanity might lead to you losing some weight, but from your last post it sounds like your home cooked diet isn't all that bad to begin with. Just need to work on portion control and clean out the junk.
As for the two meals thing, eat the same thing your family does. Just make it healthy. If it's good for you it good for them too right?

ETA: And to those of you who have done the T25, is it good? I'm looking more to burn fat and trim up, than to really add much bulk/size. Would p90x3 or t25 be better suited?

OK so I belong to a gym with everything. What is some good HIIT training to get me started? I just feel like I have all the tool and don't need to pay anymore for videos and such.

I don't really have a normal daily diet. I just eat clean, between 2700 and 3000 calories a day on average.

Do any of y'all have any experience doing these workouts in an apartment? I live in a condo building on the 2nd floor. The one time I tried to do plyo from the original p90x, the whole place would shake when I jumped, so I'm sure the downstairs neighbors weren't crazy about it.
Ps, I'm only 170 lbs, so it's not because I'm heavy.

I wouldn't recommend it in an apartment or on the second floor of a house. if you are really jumping its going to rattle the walls

Everything that we've been talking about is good HIIT. If you belong to a gym see if they have any classes there or something.
If you really want to do it at home, cancel your membership and put that money towards insanity.
If you want a good quick one, I designed one to be done in 10 minutes, but it's more of a quick workout to get in on a busy day and nothing to build a foundation on.
Set timer for 10 minutes. Do as many sets as you can in ten minutes. Rest as much as you need to. Go at your own pace.
10 - side burpees
10 - leg raises
20 - 180 jumps

I did all of P90x on the second floor of Burbank Commons and tried my best to keep it quiet, but I'm sure it was raining popcorn ceiling below.

Try putting extra cushion like a jump pad down to absorb some of the shock. I used to do plyo on the second floor of my house and that helped a little.
