I'm on the fence, I don't generally like the idea of non-owner occupied whole home rentals, but I don't know how much the City should get into that.

Society is changing. It is funny how liberal progressives are on the side of trying to prevent progress in this matter.

It just amazes me how houses in the areas in question could have been bought for, what is now, 6 months rent just 10 years ago. These idiots could have been millionaires yet only a handful took the risk.

I have been working on a lot of new houses that are vrbo types.
I can see the appeal and the negatives.
Most of them are not cheap places though.

I airbnb a cpl condos downtown that are only vacant a day or two a month. By far the easiest money I have ever made. In the right hood you can easily make (profit)50k a year on a single one bedroom condo in nola.

These laws are just a coverscreen. They will never be enforced or enforceable. You can advertise so many ways that no one will ever be able to pin down how many days etc you are rented. Watch out buying condos tho, most have covenants that prevent this. And the old people living there will report you to the hoa.

That's the root of the problem. As a property owner, I purchased my home with zoning that prevents such activity. Now since there is a website that facilities the process so it should be OK now? frick that.

Absolutely. Giving in even the slightest bit is a complete win for airbnb. There pressure is now on the neighbors to audit, report, and follow up abuse. That's a bad situation.

So this is what I've been hearing is the other shoe to fall, the extra requirements for temporary rentals if the owner doesn't have a homestead exemption.
Might be something like $500,000 of liability insurance per unit, yearly inspections, and a really expensive permit fee, maybe as high as $5000/year for some rentals. While I agree the number of days will be impossible to enforce, the insurance, permit fee, and inspections will be. This is the 2nd part of the battle that is still ongoing.

Need to check the details, but I'm pretty sure STRs will be legal in most/all of downtown with the exception of the FQ.

A guy I know cut a house near the Fair grounds into four units. He thought he would make his money only at fest time, but it stays full year round. He just got a house on the new street car line. Shitty looking place but he thinks it will make a great vacation rental being on the line.
People say the city is running out of places to live yet most of Gentilly, the East, parts of Algiers and the 8th ward are pretty empty.
