Bfe = base flood elevation or also one hundred year flood level

Get estimate for bare bones repair .... Drywall up and floated, subfloor, toilet, running water, and electric. Omit paint, cabinets, trim, etc. keep that estimate low

I am trying to keep it low but my adjuster told me to "go ahead and remove sheetrock to the ceiling". Which i did. Now im afraid i will fail inspection no matter what my contractor does.

They have the discretion to use their own evaluation. They hold all the cards. They give you the right to appeal their decision an use a contractors numbers but they dont have to accept it.

Interesting that i cant find anyone who has actually appealed a decision and won.
Makes me think they lure you in with the hope you can appeal but they never really plan to approve rebuilding for anyone who fails their test.

Fema adjuster? I assume you dont have insurance? You are worried by doing any work it will void any payout?

I have documentation from City of Central that says if you are below the BFE and did NOT sustain more than 50% of the total value of your house, that you will NOT be required to raise. Looks like the "50% Rule" is key in this decision to me.

I dont see many situations where the damage is more than 50% the value of the house. If your 1300 sqft house is 150k, you can fix it for 40k. I dont even see a generous adjuster saying there was 75k worth of damage, even with water in the attic.
