It’s just telling you how much the lender is willing to loan you
ETA: interest rates fluctuate daily. Sometimes you can get a range from the lender but nothing is set until the loan is finalized

Interesting. This company seems shady AF—Nexa Mortgage.

Nexa is just a brokerage firm, middle man that would pair you with an actual lender.
If you looking for a new mortgage why not start with your bank or credit union and go from there ?
