You make $120k in most of MS and you're running the town. You make $120k in Boston and may be on the edge. It's situational dependent.
You can buy a nice house in Madison, best and most expensive town in the 'Sip, (and great public schools) for $350k. Plus the taxes and insurance would be relatively low. That house in other places may be twice that or more.

I remember when I was in Anchorage in 2016. First time home buyer on a brand spanking new 70K salary.
Was approved for up to a 250k house.
In 2016 that buys a shite shack in a ghetto neighborhood. Nowadays that house costs 400K. Had to move an hour commute away just to find a starter home for 225K...of course at 4% interest. (For 2 bed 2 bath 1220 sqft)
That house last sold for over 325K. And interests rates are 6%+ now

Im north of I10 and paying almost 4K a year in homeowners insurance. Couples years back that was only like 1500

My house, in Flowoood, valued at $450ish, has an insurance premium of about $4k, I don't consider that bad. Two years ago USAA paid $27k to replace the roof. I realize insurance has gone up, but the cost to replace a roof has doubled.

Mines about 400K worth of value. That's gone up those with the stupid expensive housing market (which is great yay for more equity).

That does seem high as shite. I shop my insurance every few years once they keep going up. Most of the time I’ve been able to keep it below .05% of the value.
I’ve also never had a claim.
