Verle Ladd at Inspectorsmith was an absolute joy to work with. I've recommended him to two friends who absolutely loved his services as well. I called like 6 of them to price them out, and he was the second cheapest. Great guy, passionate about homes, gives you the most detailed packet complete with photos and detailed descriptions of what needs to be fixed and rates them in order of importance. I go back to that packet often to figure out some honey do's on my days home (work offshore). I havn't had experiences with any others, but I doubt anyone is better than he is at his job. 337 349 8684

My inspector on our home purchase was over aggressive he found shite like pin sized holes in the duct work.

On a side note, have the AC/furnace checked by a reputable heating/cooling company. It was an expensive mistake I made when I bought my last house. I had to replace the unit year 1. There were pin holes in the heat exchanger.

That's what you want. It's up to you what bring to the negotiation table, so I would want an inspector that is overly thorough.

What you really want is to tear out some sheetrock and see if the walls are solid.

But they won't let you do that.
