To an extent, I understand it due to the popularity of online shopping. However, I don't understand it due to the popularity of outdoor shopping centers, especially in climates like South Louisiana where it gets crazy hot in the summers and is typically rainy and shitty outside most of the time. It seems like indoor malls should be doing better than the outdoor upscale shopping centers OR that both should be losing to online shopping the same way.

Is it just an issue of overhead? Is the fact that indoor malls are air-conditioned making them less competitive?

All they need to do is fill it full of Asian stores like Yesstyle and Asoya it will be raking in the money again!
