Hwy 621 near I-10, area good or bad? Home-buyer related

Looking to buy a home right now and I'm interested in one off Paces Pointe Dr. off 621 near the I-10 Hwy 73 exit. Anyone here live in the area and can offer any advice about the location? High crime area? Lots of traffic?

My brother lives not too far from here and has told me there are quite a few vehicle break-ins in this area. He's actually in the process of moving as well. I just want to get other opinions on it. The one thing that draws me into the neighborhood I'm looking at is big yards and trees in them. That's hard to find in Ascension these days.

There are three for sale on this road, which one is yours? Realtor seems to think its coincidence that three are up for sale, but surely the people who live there know more than I do.

lots of traffic in the morning around 7-7:30. Great schools.

The HWY73 interchange at I-10 is a clusterfrick from 7 to about 8

I work shift work so that would be more of an issue for the SO than me, but good to know regardless.

School zone currently has me at Duplessis for primary, Central for Middle and EA for high school. Though I don't plan on having kids for a while so beyond primary it doesn't matter much at the moment. I'm more concerned with re-sale value.

I live in a subdivision one road over from there. I have no complaints. The location is great. I work on corporate blvd and get there in 20 minutes in the morning. I leave my house at 6:40.

If you leave later than that you will get backed up at Duplesis primary.

Car break ins are everywhere. Everyone should take necessary precautions for their property. (lights and such).

The neighborhood is good. There are kids riding bikes and playing in the street most afternoons. Everybody knows each other. A few of the people in there keep to themselves. Everybody goes across 621 to trick-or-treat. The worst rain in the past 10 years hasn't stayed on the road for more than an hour.

look elsewhere... EA is the least desirable school and is far as hell from you. Young families will see that as a negative

Exactly. They're going to pull a handle. If it opens jackpot. If not they move along. And if a light comes on they won't even try it.

This isn't true. Maybe its the "least desirable" of the 3 in that area, but its still better than most in BR. I'm 30 (young family) and I don't see it as a negative. Of course I graduated from there and went on to now have a successful career along with 100 + others that I went there with. So maybe I have a different perspective

Yeah I don't even understand the logic in this area being in EA's zone other than to keep trash out of Dutchtown. D-town is literally 5 or so minutes away

I believe the left hand side of the road going towards I10 is EA and the right is D-town. It has nothing to do with keeping trash out. Ascension has some weird lines. I grew up about 2 minutes from St. Amant, but went to EA. Its like that all over the area. Probably more to do with 3 high schools in a smallish area.

I'm on 73 just north of 621 and bascially what everyone else said. Good area, good schools, I-10/73 is a cluster in the morning, and kids steal shite out of unlocked cars (i know because I have caught them on camera in my neighborhood).

It was more about sending white kids to EA as the school was trending towards 75% AA and they were worried about a DoJ segregation issue. The EA school enrollment area was losing population and they also needed to balance the load

I remember when they announced the new district boundaries. People were PISSED

When the new Prairieville HS is built, I bet they will redraw those lines more appropriately

This is what my SO thinks as well. The yard and trees this home has is hard to pass up. I keep coming back to it when I weigh pros and cons vs. other homes.
