How much is the rent on highland near chimes and canes?

I was at the burger place roul’s, and I started wondering how that place is still open. The rent has to be outrageous, and it never gets crowded.
Maybe I just go at slow times, but I dont get how it’s survived for so long.

The building across the street sat vacant for like 10 years, so there must not be a ton of interest in the area due to parking etc
