I wasn't saying your money is sketchy. It's just typical government regulation pertaining to cash/money orders, etc. Try going to your bank to deposit cash, they will ask you for your ID most likely if they don't know you.

Thankfully our problem is solved since the owner will take cash.

We have an acct/card that pays all of our bills and expenditures and we can get cash from any atm. Never use money orders. So we don't really need an acct for us.

If we had a few days we could get a cashiers check from the money acct (out of state) mailed out to us. But we are impatient.

Plus, if anyone remembers when my mom sent me a cashiers check for thousands of dollars by 2 day ceritified mail.... the post office LOST it and the bank would not refund it till 30 days after it was reported lost. I dont want to risk that and lose the house.

We dont have time for that. We know this house is a steal and we want it now.

Matters less than you might think. Nobody is forced to accept cash to settle a debt believe it or not. They might have to recognize that you offered it to settle a valid debt, so can't claim you were late on a payment. But they don't have to accept it as a payment on that debt.

You are crazy if you are going to give the seller cash for a house without the title company involved. What if there are liens on the property or another owner that you don't know about? You may want to do some more research before turning over the cash.

A notary? We are using one for the purchase agreement and the downpayment/deposit, as advised by the title company.

The process should be like this:
Meet to sign purchase agreement, give deposit. Notarize purchase agreement.

This allows the title co to do the title search (which is simple as the house has been in the same family about 80 years).

Then we transfer the title - no bank, no real estate agent, no mortgage, no inspections, etc. (We have no expectations of anything working and dont care about that anyway)

Then we drive to the property, owner tranfers the keys, lets us see it inside the house for the first time and give us a tour and a better history of it all.

That's the plan but you know me so you can expect something really weird to happen at any minute
