Placing whole tiles is super easy. Difficulty is in prepping floor, snapping square lines to get a good start and most difficult...making cuts. It's not "hard" it's just extremely annoying. Could take a day to lay the whole floor, then 2 days to make the cuts for the border.
Replacing 20 or so tiles is nothing. Break one and the rest will pop up with a chisel and a hammer. Scrape the thin set up and lay the tile back down. You can get premixed thin set for a job that small. Doesn't take much knowledge even.

Thanks. No cuts are required. It's two rows of about 10 tiles that have buckled up together. This happened when it got down to 30 degrees and the tenants had the AC completely off, got down to around 40 in there. The tiles had a lot of hollow points in it where these tiles came up so I guess the change in temps made them pop up due to the crappy job they did. I could easily lift 6 of them up by hand once I dig the grout out connecting them.

I laid about 800 Sq ft at my old house. I had 1 tile that was hollow out of all of that and I broke it out and replaced. It's not difficult. Look up "back buttering" tile and watch a few you tube videos on using a trowel and you're good to go.

If it is a rental then you probably don't care if its perfect. So if you want to give it a shot, go ahead. If this was in your 30k kitchen then hire it out to the pros.

Problem I've found after paying someone 4k to retile my shower, can you really tell if the person you hire can lay perfect until after. I could have done the work, but I paid thinking they'd do better.

Never trust premixed thinset. It doesn't dry correctly and is just asking for trouble. Or so I read on the tile forums. Mixing thinset is cheap and easy.
