Based on the TMS being talked about for years in this area, sellers will likely reserve the mineral rights. Your best bet is to buy as much acreage as possible where the sellers will also sell the mineral rights. The closer to the Mississippi line you are, the better chance you have at being leased.

FWIW, this play has proven to be very difficult to complete, as well as extremely expensive. Can’t imagine they will be doing any work overs or completions anytime soon, so I wouldn’t expect any monthly royalty checks.

Probably will actually make the construction prices for the other projects come down a bit. Kinda eases the labor pressure.

Plenty of construction work over there.

Also... the 750 jobs at 88K each would have been very nice to have... but it's not like we are losing them and putting people out of work. We never had them.
