Stagnant, don't go to Houma, you will get stuck. It's a trashy city with trashy people. They're building new neighborhoods that they can't fill up and the city gets more and more ghetto every day.

Dependant on Oil & Gas. I know some folks in real estate down there are they always complaining about nothing moving.
