I checked our MLS this morning. Sales up 7.1% for the year over 2023.
May 1st to present, down 11.1%.
West Alabama MLS, Tuscaloosa area is pretty strong for home sales with the University, Mercedes and Nucor all expanding.

A Democrat from California proposed raising cap gains to 500k/1M to entice sellers to move and free up inventory. You’d have to think this would certainly be attractive to many and increase inventory.

It makes perfect sense. People have locked in 3% mortgages. They dont want to sell their home because even though they made money selling their house, the house they want to buy is also high priced and youll be paying more than double the interest rate. Until people start getting desperate, it will stay like this.
