Did you guys shop around when finding the best interest rates?
Any discounts out there that can help with paying the note?

I get emails and things about Presidents Program and something called HARP.

Umm, yes. Absolutely shop around for rates. Sometimes they will match each other if it is relatively close. I went to one branch and she said she couldn’t match; drove to the other side of town (same bank) branch and they matched haha.

Overall, do your homework if you don’t want to feel screwed over.

HARP is for people that own a home. Also if you need help paying the note owning a home isn't for you.

Look around, but make sure you aren't just comparing interest rates. Closing costs can vary widely with certain banks requiring and charging more for things than others.
Sometimes, you can buy down your mortgage interest with points. Generally, the break point on whether buying points is a good idea or not, is that you'll need to stay in the house for around 7 + years.

if it's not considered an investment property, you get a lower rate.
first time buyer/military
also, try the money board.

If you make a good salary there is not help out there. If you don't there are a ton of programs to help with the down payment and such. Yes... shop around for a rate.

USDA? They have income limits that might be low for some OT ballers in here. Family of 1-4 is limited to $78,200. Family of 5-8 is $103,200. It is a great program, though.

They also count student loans against you at the highest possible payment for your loan balance, whether you're on an extended or income-based program or not. That can kill a deal for a lot of people.
