People are willing to pay more for a house to turn it into a STR because the ROI is so much higher. If you want to buy a house you have to compete with those artificial market factors.

in every new orleans thread, there's always at least one person who hates the city and/or has zero connection/history with it telling everyone exactly how everything is and what needs to happen. weird stuff

So is your point of view no one should own a 2nd home? I'm just curious why this should only apply to NOLA?
If they’re not renting their hunting or fishing camps out to other people, how is this even relevant to the STR debate?

And for non-locally owned beach properties, very few of those condos or beachfront houses are actually occupied by the owner as their primary residence. So those STRs are almost 100% surrounded by other STRs.
