10 years ago I got 60 acres an 45 minutes from nashville for $2500 an acre. It's worth over double that in 2023, but if you looked 30 minutes farther from Nashville and get 75 acres for under $150k

Just closed on the property. Such a good day.
As follow up- Accountants had us come up with a way to keep it from being an immediate income hit. Essentially, they gave me 20% raise (14% interest and 6% taxes) and I’ll use that money to pay interest only payments back to avoid IRS issues. Apparently you have to charge a minimum amount of IRS defined interest or it’s taxable.
I still get the benefit of 401k increases dollars and Social Security (not that I will ever see that money).
