What if they're built in to the wall cabinets? My oven and microwave and of course the dishwasher are all built into the cabinets. Still contents? That's a big hit on my contents since I have such a low amount on my policy

I know they ask the question on the application, but I believe you are correct. Especially not for a natural disaster of this proportion. And I can tell you right now, this is an opportunity for our senators and congressman to step up to the plate, and get funds secured from congress for those that weren't insured. We're about to see how much pull LA has in that regard.

on the roof.... The insurance agent walked the property and took pictures of the roof with me standing there prior to closing.
My gripe was quite legitimate as he told me I was good for coverage and good to go prior the incident

I had no clue what I was doing when I got flood insurance but I still got contents covered. I'd say it's agents' faults

Got off the phone with the adjuster and he said our appliance are covered except the deep freeze

I'm jealous. No contents on my policy. Completely my fault for not investigating what exactly was included in my policy. Huge lesson learned

Still hard to say as your agent isn't an inspector and won't necessarily find all issues someone like a contractor necessarily can
If there was a hidden defect, then it was just an unlucky circumstance that there isn't much you can do about it. Pictures can only tell you so much (discoloration, missing shingles, debris, obvious issues of that nature)

If you got a preferred flood policy (policy for a non-required zone like an X, C, etc) contents coverage is automatically included in your policy at the set amount

Your agent is not qualified to determine if your house meets the levels needed by the underwriter to be insured. They get you your policy without any real inspection. Within the first week, an inspector comes out and makes a determination if anything has a high chance of causing a claim. If you have trees hanging over your roof, debris in your yard, etc they can tell you you need to mitigate that risk in order to remain insured.

Flood policies cover dwelling and contents only. Homeowners would cover additional living expense for covered losses only; and that is an incurred coverage.

Insurance agent was let go later on.
But at time he told me their was a previous claim made on roof and it was never done from what he saw.
He also told me before closing that there were certain things needed done before they would cover. They had a list I completed with the foreclosure company before I even bought the house.
Anyways it's over but dude deserved a broken nose.

All flood policies are written by and paid by the federal government. Insurance companies are just a servicing agent. Building and contents coverage are sold separately on my policies (based on the flood zone) Zone X (which is the lowest risk has contents included automatically) where as Zone A -(High risk you have to buy it separately). No flood policy covers additional living expenses (hotel/displacement costs)

I never understand how people can be so clueless about insurance. You are likely insuring the most expensive thing you will ever own, and all it takes is one conversation with your agent to make sure you are properly protecting your investment.
