Sorry to bump this thread.

First of all, east Nashville is still a crime ridden hell hole. Gentrification is a problem because instead of spreading out problem areas they are now going to lump them all in just a hand full of places. Its classism and it's sad because folks who are not thugs (not a lot of real thugs in Nashville) are being forced out of their homes so a developer can build some shitty upscale version of a duplex.

It's also making Nashville unaffordable. Not to mention most new construction is residential as opposed to commercial so the city is a cluster frick.
