What did Sigma Chi do to get on probation instead of just a letter? Was this some real bad thing or a technicality?

They were beating the shite out of pledges including someone getting broken ribs and the Pledge class president a semester later killed himself so that didn't help their cause.

Confused. DX ended up in AGRs house, AGR ended up the house that was (mid 90s) Sigma Pi then Delta Sigma Phi. The old (90s) DX house is the one being tore down between ZTA and KAT.

You couldn't be more wrong. The house they tore down is the old Delta Chi House. The house AGR moved into was the old Delta Sig(or some variation) house.
