I was saying it was idiot proof if you know where you want to live because you're familar with the area. If I'm moving to another location in BR, I don't need a realtor to tell me much since I've lived here 10 years and have a good idea of that myself.
Now, if I'm moving to the other side of the country I'll absolutely get a realtor for the purposes you just stated. I get their value in those scenarios. But not when I'm trying to move 3 miles up the road, ya know?

Actually, I don't shoot any real estate. All commercial. AND, my photos are award winning. So, there's that.

Ummm...
Thier value is in bringing in those qualified out of state buyers and getting them to the closing table with minimal headache to you.
If you can sell it yourself, and see value in that, then by all means do so, but many don't is all.

Completely agree. I would personally rent for a year to figure out neighborhoods before buying. In cases where someone cannot rent before buying, then a REA is invaluable.
I have used apartment locators in new cities and they are very helpful. They help uniformed buyers the most... And people to a new city are always uniformed.

Well, then you get into the dreaded "Steering" quagmire. Feds have made it difficult for an agent to do his job for his clients.

I'm saying i wouldn't use one to SELL the house. Never did I say I would turn one away who was bringing buyers to the table.

And an agent is much more likely to show your house as if it is actually listed and not this flat fee stuff or you offering one-time listing agreements. That's what you're not getting. Very rarely will an agent knock on a FSBO and say sign this so I can show your house. It happens but selling your house is playing the odds usually so the more traffic = you getting the highest and most qualified offer.

No. You want to compare closed sales only and you still wouldn't have the correct comps because you wouldn't have all of the details like living sg ft, finish features, etc.

I did. And are you telling me the post didn't evolve to creative ways by many to limit realtors earnings? And no I'm not a realtor.
I was speaking to that concept. To the OP, your success is driven 100% on your ability to generate and execute a prospecting plan and stick with it when things get tough early on, like in all sales. You have to like dealing with people and not let different personalities bother you.
Hell just look at this board. People with strong opinions on things they know nothing about, some nice guys, smart asses. You will get them all and have to be ok with that. If not, get a 8-5 job reconciling accounts receivable or something and not have to deal with people to make money.
Last of all, develop relationships not just focus on the transaction, put client first and be able to advise them to walk away from the wrong deal. Word will spread and within 5 years or so people will be coming to you. Book it.

True. Showing FSBOs is a fricking hassle. I'll do it. I'll even look through them if my buyer is out for a unique house and I can't find one listed by a legit company, but I primarily call FSBOs to list their house after they tried to sell it for four months and had five showings.

Or concessions such as closing costs, which can mean quite a difference depending on the market.

Joe, how much do you make/hour? Don't answer in a reply post, just go figure it out. If you are telling me that you wouldn't make more money investing that time in your own business vs saving a few dollars with a realtor (in theory that is), you probably don't make much. Too bad.
Also, if you are so smart to do all that homework on pricing, just determine how much the price would need to be with a realtor and gross us your acceptable net price and then put all the heavy lifting to the brokers. Dear god, why is this so hard to understand?

Everything about a home being sold is posted on the website. Sq. Footage, pricing, age, lot size, etc. from what I have seen

Perhaps you can find it because I have no idea where it is, but there used to be a statistic that showed houses sold FSBO vs sold by Realtors and how FSBO, on average, sold for less. Basically, it was pointing out Realtors paid for themselves more times than not. It may be outdated now because the internet has changed things, but I know it was around 10-12 years ago.

Zillow? I can tell you it's not accurate more than it is. Same with the CoC office. They have no idea if the seller paid closing cost which 100% affects the comps used. There are a lot of variables that are only accessible on the MLS.
You can get close using the info on the web and from the CoC, but really someone that does it every day for a living and armed with more info than you will be way more accurate.

You act as though I can't make a real estate transaction with the help of someone in the profession that can say...oh hiiii...i'm Courtney...this is the kitchen..doesn't it look amazzzzzingggggg....here is the living room..doesn't it look amazzzzinggg? here is the (insert room). Now Courtney, are there any undesirables living in the area? oh, I can't answer that. Are there any sexual predators living in the general area? oh, I can't tell you that. What is the racial makeup of the area. Oh, I can't tell you that. But it does have a nice amazzzzzzing mall down the street.
I know the strong points of my house and the weak points more than someone trying to get 3% out of me. I"M the best salesman for selling my own house
