And sometimes they really do earn their part. You essentially pay for them to post your house on all the listing sites.
When we bought, we essentially told the realtor what two houses we narrowed it down to and went and saw both in an afternoon and picked and that was it. All the forms are signed electronically now so we didn't see her again until closing haha.
That commission used to mean you as the realtor making lots of trips between client and owner to get paperwork in order. The grunt part has stopped but the commissions haven't changed lol.

The real estate agent industry and closing costs are a complete racket that serves virtually no purpose for most homebuyers. The last time I bought a house my realtor knew very little about the market and tried to talk me into buying complete crap houses. When we, my wife and I, actually found on we still had to pay him around 8-10k for doing absolutely nothing I couldn’t have done myself with little to no effort. It’s a largely unnecessary service or skill with the internet

In Texas, you have to be sponsored by a Broker to take the licensing exam. I'm sure in other states as well. So if it's about greed due to overpopulation of new agents (2.5 agents per every 1 home on market), why are brokers (like the broker in Denver) creating their own gripe?

Tell me what responsibility you have as a buyer in buying a house from a foreign owner and what possibly negative outcome you could have. No googling. Real-estate is easy right?

There's a lot of bad real estate agents out there. Markets like we're in right now though do a pretty good job of weeding them out.

Commissions are transparently too high. Realtors used to provide a very valuable service in finding houses. The internet has made listings available and searchable to all. Commissions should have come down to reflect the devaluing of that service.
Will be interesting to see how the class action case plays out. The data is pretty compelling that listings with lower broker fees sit longer on the market, suggesting a level of industry wide collusion.

My last agent was worth his weight in gold. Went from putting an offer on a house with a contingency that my current home was in contract within 2 weeks from offer date when my current home wasn't even up for sale. Pulled it all off without a hitch. And the new home appraised for $75k more than the purchase price
