thought you might, that would be a good opportunity, the guy I'm talking about did all of the work though, he was a pretty good contractor and did a few "legit" remodels, builds, and had 3-4 guys working for him to maintain the properties, it can be done without swinging a hammer though, the place in FL that I was referring to is paid off, brings in about 50k/yr., and I haven't even seen it in almost 9 years

I love the idea of flipping houses, just don't have the capital to get started. Maybe someday when I'm truly debt-free.

Just student loans for the moment. However, they are locked at a 1.85% interest rate. I have the money to pay them off completely, but refuse to do so.

one way to get started is to downsize your current house, buy a fixer upper, live in it while you're fixing it up, sell it, then use the equity to keep doing it, you really have to buy it at the right price, and keep your costs under control, I really enjoy doing it

Got a fairly good deal on an unsecured loan at 5.8 % interest.
That way if I don't pay, I can keep the pool.
Only kidding, I'll pay.
