close. I carry monthly balances on credit cards... convenience and online shopping.

Just have the house left as far as debt. Cars and student loans paid off last year. Mortgage still has about $550k left on it though.
At just 4% interest along with the mortgage interest deduction on taxes - in no real hurry to pay if off.

I wouldn't really consider that debt if you're using it like a debit card and paying it off every month.
It would be dumb not to get those points. Hell, I just got a companion pass out of it

Yeah, but I envision the current place as a future rental property, so the faster it's paid for, the faster it's straight profit.

Yes, I am, but thinking of buying a new car this year. 10X better to take a loan out then use my monies to pay cash.

it can be a big pain in the arse, I just had to put a new roof on a place of mine in FL, probably because the tenant(s) failed to mention that there was some water getting in in an obvious location over a period of time, on the other hand I have a friend that retired pretty young after acquiring about 40-50 low income homes in foreclosure, fixing them up and collecting rent from the government, he did have an insider at the bank helping him get the properties though

I'm getting close to figuring out how I can get rid of my truck and cash flow in the black btw payments and gas by getting a Tesla
