I don't believe anything is wrong with Kenner it is just too far away from New Orleans for most people to tolerate the commute.

It has great ethnic restaurants down the Williams Blvd corridor. Unfortunately, like the OP said, that corridor looks like shite.

They should have never got rid of Sunbasket, the ice skating ring, horse track, or renamed Sunset Joe Yenni Blvd.

North Kenner is not bad and has some really nice neighborhoods.
Problem is that anybody who has money to buy a nice house would rather buy on the Northshore, Old Metairie or New Orleans then buy in Kenner. That leaves Kenner with old residents who have lived there forever, poor people who can't leave and the flux of immigrants living in cheap housing post Katrina.

It is the biggest hurdle and the impetus of all of Kenner's problems, in my opinion. The city certainly needs to be updated but that updating is not possible if there is a low tax base lving in the city. There is a low tax base living in the city because people don't want to make the commute. Understand?

I'll add metaire north of W. Esplanade to that good area as well, but agree with you.
Lakeview while in a good location has the worst infrastructure on the planet and will likely never see the work it so badly needs. A lot of young folks moving there because of the available lots at a cheaper price tag.

Pretty much any neighborhood north of West Esplanade is a perfectly fine neighborhood to live in.
The problem is that you can find this same type of neighborhood much closer in the city. Kenner gives no good reason for an individual to live that far out.

I don't believe the Northshore is a draw for those with wealth considering the metro area. The Northshore is a bargain for middle class young whites that wish to get the most bang for ther buck because land values are worthless there. A 250,000 home on the Northshore could meet the OT standards of 3,500 square feet because the lot is only worth 15K. If you attempted to buy that same home in Metairie or N.O. the lot alone would cost 250,000.

True. That 3500sqft house is metry will be closer to 500k.
