NBR has spread pretty much everywhere in the greater Baton Rouge area. If you're looking for some isolated area in a firmly middle-class price bracket within reasonable driving distance of town, it just doesn't exist.

There are many homes around BR in the 500k-1M range that are minutes from really bad areas.

One of the nicest people I know live in Copper Mill.

But they need to do something about their clubhouse and lack of driving range.

Meh. Zachary reminds me a lot of Denham Springs, Gonzales, Brusly, and Addis. Meaning it's a fairly typical suburb now. Once Walk-Ons and Chilis moves in....it's not a small town anymore. Most people who live there work in Baton Rouge and not in Zachary.

I would like to see them embrace the reality that they are a suburb and try to get a Costco/Sam's Club and a Chick Fil A.

It's a long, long ways away from being Scotlandville, Baker, or Donaldsonville. And unless you are looking for a larger "estate sized" lot on the north side of Zachary, Americana or Copper Mill are both solid choices.

I'd worry about flooding in an older home there. That diversion canal is still not done.

People have been saying since I got here in late 2012 “Zachary is the next baker”. Zachary is fine for what it is, as I said. As with any growing suburb, you are going to have crime. And once again, if being around non whites is your issue, well move to Montana. Because it isn’t happening in Zachary, central, st. Francisville, etc.

Tell me more about this, I haven't seen anything in the news about it. I saw last week or the week before on a Zachary Rants and Raves FB page that a YN in a 4 door white Wrangler was surrounded by the police at Newell St. red light, so I'm guessing that was it.

That business got bought by Moreau Physical Therapy at some point and moved into the former Bronco Hardware sometime around 2002-3 ish . It’s now part of Spectrum Fitness….I think

Crime in Americana is the issue. They designed the neighborhood with the idea of parking on the street in front of your home but the YN's have realized this is easy pickings.

If your child is not in all honors or AP courses, then stay out of Zachary schools and look to West Fel. I'm seeing many of the high-quality teachers moving over to West Fel. Basically, Zachary is experiencing middle to upper class flight to East and West Fel. Move in at your own risk.

I don’t think they planned for people to park on the street. Every house has a two car garage. Now, based on what I see in my own neighborhood many of them are probably hoarders who cannot fit a car in their garage but that wasn’t the intent of the developers.

Spot on. Paying custom home prices for below DR Horton quality.

Brother-in-law sold a Level home last year in Americana. So many issues, from framing to plumbing. He paid out the arse for that home too and had to put in a few thousand just so it would satisfy the buyers' inspection.

They boast about their warranty, along with the Engquists being involved in Level. After seeing how they treated him, and denied warranty repairs within the window of making claims, I wouldn't knowingly patronize any busines owned by an Engquist/Waguespack/Charles Landry.

It floods everywhere now in Zachary Americana use to be 40 acres of trees. Fear of flood water would be my guess. The great canal is being built not to far away.

It does not flood everywhere in Zachary now. Not even remotely true. During the great flood of 2016 Home Depot east flooded. Outside of some splotchy areas, everyone else came out fine.

My apologies. I didn’t word that correctly. They do have street parking for visitors and short term parking but the intent was for Residents to park in their garage or driveway.

No it doesn’t flood everywhere . Flood may be too strong a word but to say there isn’t more water in the streets and roads than prior to the great flood is not true. Water crosses the roads in areas were it historically never been

Zachary is small enough that it can manage any risk that comes its way. They’ve done a good job keeping apartment complexes out.
