The course sucked when it was open. Its going to need some redesign as well. The members out there are D-Bags that act like that place is Augusta and we should all lick their knuts just to be near them. The pace of play was always pathetic unless there was no one on the course.

We stopped by a tiny course near Dancing Rabbit yesterday on the way home to check on some greens for a superintendent.
TINY little country course in the middle of nowhere Mississippi. The "superintendent" is some good ol' boy who answered the ad out of a newspaper. He was telling me how the members were complaining about the littlest things. He had the course in decent shape. He just was battling some bad greens construction (before he got there), which would take a chunk of change to really fix.
It blows my mind some of the expectations members have for these little courses. Budgets are contracting, while the costs of equipment, fuel, labor, etc. is skyrocketing. Hell, he was paying for some of his supplies out of pocket.

It didn't have either. You should have read the ponzi scheme plan they had to save the place before it went the second time. They wanted every one to pony up 5 grand then pay 450 a month.

Same here. Do they still have all their equipment and what not? That's gonna be their biggest expense unless their greens were in need of renovation.
Even then, we did a presentation on building USGA spec greens. For 140,000 sq. ft. of greens (pretty standard for a course), we got quoted right at 820k. That was without buying the actual grass and growing it in.

i remember the 5k buy in but not 450/mo....i thought it was more like 300
of course they didnt have enough interest to do it, but i think between membership and public fees, they had enough revenue to run the place
it wasnt the best layout, but it was well maintained and the location was extremely convenient
