a stack of e-forms? Want to refinance to a 15 yr mortgage with very good credit. about 200,000. Any good websites that will just show the freaking rates without filling out 10 pages of information?

Yahoo FinanceScroll down on the right hand side. Keep in mind these are national averages and may not even be close to the rates in your market. But at least it's simple to find.

That depends on what you put into your pipe....

My guess is 4 1/8 - 4 1/4 is about the best you can do now. In any case, those are fantastic rates historically.

if you offer your loan officer sexual favors you might get 4.5%. the rate was extremly low the last 2 weeks and is now back at 5% for a 30yr. and bankrate.com is great for brokers because the national average is .25% higher than what local rates here are. but 4.5% on a 15 yrs with above 740 credit is there for the taking.

You replied to me. If I offered sexual favors, the loan officer would probably double the rate......

15 yr will be in the mid 4.5 - 4.75 range. You can always "buy the rate down" with discount points..

unfortunately they don't sell in Louisiana except through brokers, but www.providentfunding.com usually has close to bottom rates. When I did my mortgage through a broker with them a while back I checked the online rate on the same day I locked and the Texas rate was the same that I was getting.

Therefore, to get some idea of the better deals you can go to their site and select texas.
