Trailer Rental Business -- Profitable?

Does anyone have experience in this? We have access to inexpensive trailers. We can do all of the maintenance ourselves. We have someone who can handle the day-to-day. And we have plenty of capital to buy a bunch of different trailers.

Don't need insurance for trailers here in FL. Not worried about lawsuits, I'm an asset protection attorney here in FL

How do you not? Maintenance and care? Hub goes out? Brakes lock up? Failure to properly maintain…

I’ve known people in the past to ‘flip’ trailers. Buy a dump for $2500, put $3000 in it, then owner finance it for $7500 and 10% interest. I think the premise is that you can ‘sell’ the same $7500 trailer 3-4 times because they always fall behind on their payments and get it repo’d.
I’m not sure how much they made in the long run, but it seems like a pretty low risk, high reward strategy.

When I first was considering doing real estate investment on the side, I looked at a trailer park for sale with someone I knew that had experience renting trailers. The first one in the complex we looked at had huge holes in the floor and mold growing every where in it. He pointed out the trailer was worth about $4000 but you could slap a piece of plywood over the holes and spray down the whole inside with bleach and rent it for $400 a month. I knew immediately I didn’t want to be one step above a drug dealer. No thanks.

its my dream to own a trailer park with about 200 trailers but no park owned trailers.

I just have general liability umbrella and then a fire plan. Not doing wind on a mobile home.
