It's Jamestown Lakes, I am looking at buying in there too, just trying to do some research as to location, the train, quality of the houses, ect. Prices are very good for the "amenities" and the floor plans look nice.

The fact retail, restaurants will be close by with a clubhouse is enticing.

Perkins / Pecue subdivision - It is Lakes at Jamestown. I am involved with it and am in Real Estate locally. It has 229 single family lots (minimum sf - 2000 living). 110 single story condo units planned as well - 1750 sf living minimum I believe - probably be a couple years till these condos are built. Also 240K sf of retail and office space is planned. The first office bldg is the new Board of Realtors left of the main entrance. Pecue is being re-aligned as part of the Green Light Plan to tie in to Pecue just south of Perkins.

Walking trails around stocked lakes, clubhouse and pool for single family lots and another clubhouse and pool for gated condos as well. Very nice.

Alvarez builds a good quality house, and they are going to be around if / when you have a leak or have a problem with something. Good family with over 25 years experience building in BR. I have dealt with them for about 10 years.

When are the completion dates of phase 1? I see only 3 lots are left for sale. Also when is phase 2 being built and expected completion, due to current market conditions is it expected to go up in value over phase1?

Phase I has 30 houses sold so far, leaving 54 lots left in Phase I. Phase II (75+/- lots) should start late this spring and first homes in Phase II ready about 12-15 months from today. Home values in Phase II should be a little higher than Phase I, but not much.

Out of all of the subdivisions in the 9 parish East BR area, I believe this one to be the most active as far as presold and sold homes. The location and the price point and amenities are kind of keeping this one "recession proof" as much as that is possible right now.

We all know the way Baton Rouge works that the road work wont be done or probably even started till the neighborhood is done. So you will have 3 nice size neighboorhoods with people trying to use a two-lane perkins road to exit their neighborhoods. I have lived in that area for 25+ years and getting out of my neighborhood gets worse every year.

Pecue re-alignment will be put out to bid this spring and construction underway this summer.

Ok, but it still doesnt solve the problem of 3 neighborhoods trying to access a two lane perkins road. Until perkins road is 4 laned from seigen past pecue traffic will be a problem

Thanks! So 54 lots in phase 1 are left for purchase. I have seen on the website only 3 were for sale. Is this not accurate?

They may have not officially made them "available", but they are not yet sold. Typically developers might hold back some lots so that they can reprice them or hold on to the better ones. Regardless, the lots are not for sale - the houses are. If you want a lot there, you have to get Alvarez to build you a house there.

The neighborhood will also have 2 entrances and their quality does not compare to cookie cutter! very well built homes that will have great resale in future!

They are cookie cutter, just like every other planned community in BR, Ascnsion, and Denham.
