Stocks/Funds for short term investment for small biz/real estate down the road

Pretty young, 30, have the 401k, IRA, UTMA for the daughter already. I want to start a new account that will house savings for short term growth that I can use in a few years to invest in rental assets or possibly a storage facility. RV/boat storage in NW Houston seems like a hell of a business model with the demand and I've already been doing some research into it.

Just trying to get some advice from the MB.

This won’t go well for you. Everyone thinks we’re in a recession - so they’ll think you’re risking your money. Some people asked this same question in January and they’re not doing so well

I-bonds then total market ETF (VTI) in taxable brokerage is what I'd do.

Saying just wait til we hit rock bottom? I know we still have a few more months for that. Or do you think at this point with -2.1% floating around and July 28th being the official announcement, that everything is priced in.

I honestly don't think we'll be at the bottom until the ECB capitulates after NordStream 1 gets turned off for good next week. We know the Russians will find something in their maintenance schedule.

My guess is Sept and Oct 2022 will get ugly with Sept historically being really bad month for market's.
