Refi closed: 6.625 to 5.25 ARM 7/6

Total closing cost not including prepaid and including lender credit was $4k. This brought our payment down ~1500 a month. Next step is to find a fixed near high 4s next year

What if you don’t find a fixed in the 4s in the future ?

That’s the gamble. Based on fed cuts I suspect it will come down sometime within next 2 years

I refi'd down from 2.75 to 1.625 on a 7/6 and currently have 48 months left, I like mine much better.

Most of it is prepaid property tax and insurance
