A good and honest realtor wouldn't let themselves get caught up in this situation...sounds like yours isn't

if the realtor is representing both buyer and seller, chances are you are saving a bit on commission % paying out total.

Ive been a realtor for nearly 20 years and Ive only had it happen once that I can recall. It worked out for all parties involved, but you have to be very careful. Certain things have to be disclosed to all parties and other "personal" things cannot be disclosed to the other party because it would put them at a disadvantage. You just make sure that everyone involved has all the information they need to make an educated decision about the offer.

I know everyone seems to think a realtor isn't necessary, but in some cases, these buyers and sellers would never end up together if the house wasn't listed. Personally, I've sold several of my own houses without listing them and a couple of them I've had to list. It all depends on the situation and how comfortable the seller and buyer are with marketing, negotiation and contracts. I can tell you that I earn my keep with my sellers and buyers.

Anyone got a job for me thats not commission based, let me know.

What if your realtor is working for both sides, but does not disclose this to you until you show up for the closing ?

By law they have to disclose that they are a dual agent (working for the buyer and seller) as soon as it happens.

I believe they risk losing their license if they do not disclose that and have both parties agreement in writing.
