My new Refinance rate

4.5% on $140,000 for 30 years. No points, but I have to pay PMI. I had an 80%/20% so I'm saving about $280 per month. I though this was pretty good. What say you?

Just read the thread about declining value of the house versus the interest savings. My 20% was 9.75% and the 80% was 6.85. Builders are also still building in the Clear lake are so I'm not sure a sharp decline will occur there. But I really don't know.

Could you have done an 80/10/10 loan to avoid paying PMI?

The 10 is tax deductible whereas PMI isn't.

The interest rates on the 10 % loans are outrageous though.

Less than 5 % right now at Campus Federal Credit Union in Baton Rouge.

Closed today on a refi, 4.75% no orgination or points, with Standard Mortgage. I took 75,000 out of equity. Increased years by 10 and note stayed roughly the same. They had the best closing cost I've seen, all was smooth.

Our person locked us in for a re-fi earlier this week at 4.85 for 30 years with no points. I probably could have shopped around a little more, but I was ready to get this done.

Just locked in earlier this morning at 4.625% with no orig fee, no points. Thanks to this site, about a month ago, I became aware of the great rates available and started looking around. Glad to be finished...good luck to all!

Thanks. I'm with Countrywide and they offered 4.875% late last week, but I had to pay 1% for points and with closing costs, it totaled nearly $4,700 to refinance. I'm just trying to find out if there are better options available.
