Moving to Florida - Home Insurance/Flood Insurance

Are there any endorsements that are needed/recommended for Home insurance? I know I will need a separate policy for flood insurance.

Pricing out a policy with Olympus and saw these endorsements:

- OL HO 5010 - Spartan Enhanced Coverage (Provides broader protection, including for wind-driven rain)

- OIC HO 23 69 - Specified Additional Amounts of Insurance for Coverage A - Dwelling (HO-3) (This is the Extended Replacement Cost coverage)

- OL HO 04 35 - Loss Assessment Coverage (Provides $5,000 for this quote)

- OIC HO 05 99 - Water Back Up and Sump Discharge or Overflow

- Option OL - Ordinance/Law 10%/$ 55,700 (Coverage for new building codes)


Moving from DFW, I was expecting premiums to be much higher on the panhandle.

It’s fricking expensive. Im in the panhandle and pay $19k

Well that seems off...

Do you live in a $10million house?

I'm seeing less than $3k on these policies.

That would explain the difference in the cost of homeowner's insurance.

I have 2 bad issues working against me. First, I am on the water, but most importantly, I sued my insurance company after Hurricane Sally. While I had to sue, what I did not know is that suing your homeowner's insurance in Florida is like getting a DUI. Very few companies would underwrite the policy. Apparently, this roll off after 5 years and I can get "normal insurance rates" agaiin when I renew later this year.

I would seek out an independent agent and get quotes from the various agencies. Your realtor should know a good one who has gotten previous clients good rates.

A good agent would be able to answer any questions about the rates. People in Florida have problems with their policies getting cancelled because some insurers have stopped underwriting policies in Florida. A good agent should be able to point you to a good company that is likely to stick around.

My vacation property is 1500 feet off the beach and don't have flood insurance because I am 50 feet above sea level and not in a cat 5 floodzone. My insurance is the same as my primary residence in a major metro area. It did spike in 2023-24 but its right back to 2021 prices

I went to the underwriter's website directly for one quote then went through a broker for the other quote. I wasn't expecting the broker to give me the same underwriter.

Tampa Bay Southshore here. Nearly 3 miles from the waterfront. Flood Zone X. 2021 build and up to most recent building codes.

Between HOI and Flood were at $10K. We have friends closer to the water who can’t find a policy.

Yes my house is right on the water in Tampa bay. It's raised about six feet. My homeowners is only about 4,500/year. Flood is 1,500.

If my house wasn't raised my flood would be probably 7/8k
