I've been watching www.bankrate.com pretty regularly since December of last year. This is the first time I have seen the national average of a 30 year mortgage below 5% on the site. It is now listed at 4.93%. Is now the time to refinance? I don't want to wait and regret not pulling the trigger.

I have been watching them also. I'm getting very close to pulling the trigger. I look at it this way, I'd rather go ahead and lock in at 4.85% or somewhere around that rather than attempting to wait for something lower and completely miss out.

That's my thinking. If I can lock at 4.5 to 4.75, that's still better than my 6%.

Agreed.

I locked in 4.8% on my house I closed on a few weeks ago.

If I may ask...

Did you pay points?

What was the total of the closing costs?

FYI: I was just quoted 4.5 for 30 years buying 1 point. I think I'm going to lock.

I plan on doing a short sale and/or getting a bailout when prices in BR collapse.
