Mortgage rates lowest now?

Does anyone think rates will go lower in the next 3-6 months and if so by how much?

Not speculating on rates, but a friend just emailed and said he locked in a 30 year @ 3.25 yesterday. Don't know any more detail than that.

That just blows my mind.

2.583 % is available on 15 year loans and 3.125 % is available on 30 year loans.

I know this(rate question) is probably Germans but I retired in December and only have rental income. I paid off my house off and still owe on my building (paying ballon note at 5.5%). If I get another mortgage on my house, I can cut in half my note on the bldg.and have a fixed 30 yr. note but bank says I need to submit 2012 tax returns to qualify in Jan.of next year. I am wondering how much the rates could go up or down by say next Jan., Feb. ?

Are there any rumors on the street as to wheter the FHA will expand their FHA streamline discounted insurance rates to loans they insured after 5/31/09.

I closed before that date (by 8 days) but those lazy fricks didn't insure it until July. Thus, no discount rate for Igor. I am under water so my refi options are pretty much that or nada...

We just got locked in on a 30 year refi at 3.0% (was at 4.375)! Pretty fired up about that!

We just closed on permanent financing and got 3.375 on 30 yr. I'm not complaining one bit

Sal rats are a rollercoaster and right now we are at the bottom. if they do go up we are talking .5% swing i wouldnt worrry to much about that

I call bs on the 3.125 with 0 origination and 0 points. The par rate might be 3.125, but the mortgage co still has to make $$ somewhere.

A lot of people in that situation


I closed in march 09 and didn't realize that I had just made the cut for the old MI rates

Dropped from 5.5 to 3.75, I was under water too and didn't want to come out of pocket much. I did it with quicken with no closing costs

I got qouted yesterday for a 3.5% with no points and today @ 3.25% with no points on a 30yr refinance loan. Anything lower than that, will probably require points. Been in contact with about 6 companies the last 3 days, national and local.

What pisses me off royally is I did close before 5/31/09, but the lazy fricks did not get around to officially insuring it until July 09. If it was based off close date, I am in and have close to a $550 a month drop in interest.

i was just quoted 3.125% 30yr no costs (other than standard $300 appraisal, etc) by northpointe bank for the record.
