Landlord Policy in EBR

Turning a house I own/lived in for last 8 years into a rental. Homeowners isn't applicable anymore obviously. Need a landlord policy to encompass wind and such. Allstate doesn't write them and apparently not a lot of big names do. House is in EBR.

Anyone have a company they can recommend that's better than LA citizens?

I always did a traditional homeowners policy and added a separate 300K Liability Policy. Shelter Insurance has a 300K Liability for like $120 a year.

Still going to need a policy on the dwelling though. That would just cover me, right?

I've heard USAA writes them but I keep forgetting to get a quote... I use ASI....

I also have an umbrella that covers as well for additional liability.

I did the same thing with a house I lived in. I called Liberty Mutual and told them it would be a rental going forward, and they adjusted my policy as such. Still pretty much a normal homeowners policy, just doesnt cover the tenants possessions.

I also have 1 million umbrella for like $300 a year.

You may want to contact an independent agent, and get them to find good prices for you.

I know Gulfstream writes in LA. They are all expensive since there is so little competition.

State Farm covers rentals, and from what I understand, offers good rates.

I just used Lloyd's of London and Geovera Specialty to insure a couple homes in BR.

Both roughly 1200/yr for $150k in structure.

Geovera was my insurer but it was through allstate. My agent just told me geovera won't write for rental property.

I have a rental with Allstate.
Almost identical to homeowners, excluding the tenant's belongings.
It my be a few bucks more, also.

For my rental, I go through an independent agent and ended up with a policy from Foremost and have been pleased.

You want a dwelling-3 policy. That's the correct policy type for insuring a rental property. Contact an independent agent...should look at Gulfstream, Lighthouse, UPC, and ASI. All of those carriers write policies that include wind/hail.

Almost anyone is better the LA Citizens. Besides Citizens' service sucking, they don't offer liability coverage or loss of rent coverage on their dwelling policies.
